CPF - Closing Status 11 April
Received the CPF Investment statement from the bank in
this week for March month. Have updated CPF portfolio with the correct
charges incurred on both investments and divestments made.
Collected the following dividends in March month for my CPF portfolio :-
$135.00 Tee International
$55.40 AIMS AMP Industrial Reit
$50.20 Mapletree Industrial
Divested away Ascott Reit for a small nett gain of $12 as part of usual portfolio re-balancing in this week. In its 4Q2013 financial results, revenue +11% mainly due to the additional contribution of S$8.3 million from the properties acquired in November 2012 and June 2013 and stronger performance from Belgium and France. RevPAU -7% mainly due to weaker performance from Philippines and Japan (arising from depreciation of Japanese Yen) and relatively lower average daily rate from the newly acquired properties in China. It made two yield accretive acquisitions recently; (1) serviced residence property in Dalian, China (2) rental housing property in Fukuoka, Japan. In China, it currently owns seven serviced residences with more than 1,200 apartment units across Beijing, Guangzhou, Shanghai, Shenyang, Suzhou and Tianjin. In Japan, it currently owns three serviced residences and 30 rental housing properties with about 1,900 apartment units across major cities including Tokyo, Fukuoka, Hiroshima, Kyoto, Saga, Sapporo and Sendai.

Cash - Closing Status 28 February
Received the following dividends in this week for my Cash portfolio :-
$36.98 Ascott Reit
$46.90 K-Green Trust
$102.48 Suntec Reit
$42.74 Cache Logistics Trust
Divested away Singapore Shipping Corp (SSC) 1 lot in this week for $19 nett gain as part of usual portfolio re-balancing. For its 3Q2014 financial results, revenue +69.9%, profit +28.4%. The newly acquired agency and logistics business helped to reduce revenue shortfall in ship owning and management. Ship-owning reported a lower Q3 net profit owing to the offhire of a vessel for drydocking. The lower depreciation rate for two vessels (in drydocking) and contributions from the newly acquired agency and logistics businesses more than made up for the shortfall in profits. Lower net cash from operating activities because of lower income from ship-owning; but this was partially offset by contributions from agency and logistics businesses. Ship-owning’s operating results are expected to be better in 4Q2014 and the next financial year as no downtime for drydocking is expected. The delivery of a 6,500-unit pure car and truck carrier for long-term charter to a blue chip operator is on schedule. The sale of its car carrier "MV Singa Ace" was completed on 14 Feb'14 and the gain on disposal of approximately USD 0.9 million is highly likely to be accounted for in 4Q2014. MV Singa Ace is 30 years old and its class survey and statutory certificates will expire on 20 February 2014.
Re-invested into Soilbuild Reit 1 lot in this week as part of usual portfolio re-balancing. Its 4Q2013 financial results has exceeded the forecast set out in its IPO prospectus, with most of the key drivers to the result performing better than expectation. Revenue, property expenses and finance costs all recorded positive variances and contributed to an overall outperformance on the distributable income line. Its share price as of this Friday was at $0.76 and is currently below its NAV as of end Dec'13 of $0.80. Earliest debt maturity is in year 2015, are equally spread out over three years (2015-2017). It received a BBB- investment grade credit rating from Standard & Poor’s on Jan 22, and the management plans to raise its long term gearing target to between 35% and 40% from its current gearing of 29.3%, giving it an additional $75 million to $80 million in debt headroom for acquisitions. It plans to acquire industrial properties in Woodlands within FY2014. Occupancy rate 99.9%. 17% of its net lettable area is due for renewal in 2014 and about 47% of that has been pre-committed, with the rest under negotiations.
Divested away K-Green Trust 2 lots in this week at break-even as part of usual portfolio re-balancing. For its 4Q2013 financial results revenue -5.7% versus last year; profit -1.4%. It is quite a defensive stock as all three assets in its portfolio have long-term concession agreements with NEA and PUB. Senoko Trust and Tuas DBOO Trust derive most of their income from capacity payments, which offer a stable source of income with little correlation to economic or demographic fluctuations. Ulu Pandan Tust's income is derived in equal parts from availability payments and from NEWater output payments. Its current businesses have been locally based so far and probably likely to stay the same in the next financial year. Let's see.
Increased HPH Trust 1 lot in this week as part of usual portfolio re-balancing; total holding in it now at 6 lots. Attractive valuation after recent share price correction. In its 4Q2013 revenue -0.8% and profit -34.2% versus last year. The average revenue per TEU for Hong Kong came in lower due to one-off concession granted to liners after industrial action in HIT port; also came in lower for China due to adverse throughput mix of containers from liners. Cost of services rendered +10.3% and Staff costs +12.5% due to RMB appreciation, inflationary pressure, higher container throughput and ACT's staff costs after the acquisition. Its share price dropped to a 52 weeks low at $0.755 on 11 Dec'13; its end of Dec'13 NAV at HKD 7.26 (approx. SGD 1.19); last done share price on this Friday at $0.795. Growth in the US and Europe is a major factor in determining the total volume of containers handled by HPH Trust. Consensus outlook for both is favourable in 2014.
Reduced GRP Ltd 20 lots in this week for $99 nett gain as part of usual portfolio re-balancing; total holding in it now at 11 lots. For its HY2014 financial results, revenue +5.7% with growth in all the three business divisions. Strong demand in Hose & Marine and ramp up in orders from a middle east customer for its uPVC. Administrative expenses -6.7%. Profit 24.4%. Free cash flow status at the moment. Cannot understand reason(s) for not declaring any dividends with this set of good results.
Divested Croesus Retail Trust 1 lot in this week for a small $5 nett gain but have decided to re-invest into it 1 lot within the same week; as part of usual portfolio re-balancing purpose. It has 100% occupancy across all its four retail business properties in Japan. Around 0.4% of leases are subjected for renewals in year 2014; and 25.7% of leases are for renewals in year 2015. Each of the properties is strategically locate within its submarket, being directly connected via major transportation nodes. 63.4% of its gross rental income is derived from leases structured as fixed term leases, giving it greater flexibility to adjust rentals and tenant composition, or variable rent, allowing it to share any income upside with its tenants. It has very high gearing of around 41.8% but at very cheap interest costs. It recently announced intention to acquire two income-producing retail properties in Japan, namely Luz Omori and NIS Wave which upon completion will increase DPU approximately from 7.01 Singapore cents to 7.41 Singapore cents.

SRS - Closing status 17 January
Divested Ascott Reit
3 lots in this week under SRS portfolio at $137 nett gain which par to its 1H2013 dividends 3 lots x dividends rate $0.04541 = $136. This divestment is part of usual portfolio re-balancing and also, paying myself the dividends in advance than its scheduled payment timing. It will announce its 4Q2013 and full year results on 21 Jan after trading hours. In its 3Q2013 financial
results, revenue +11% mainly driven by contributions from 17 properties
in China, Germany, Japan and Singapore which were acquired in the 2nd
half of 2012 and June 2013. Increase in revenue was partially offset by
the divestment in Sep'12 and lower contribution from existing
properties in Philippines and Japan (due to depreciation of JPY against
SGD). Its recent rights issue 1.6 times subscribed. Purposes of rights issue are to pay down its debt, to fund capex and AEI
and for general corporate and working capital uses. The increase in
its debt headroom as a result of reduced borrowings will enhance its
flexibility in pursuing potential acquisitions and at the same time
improve its competitive positioning in the market via AEI plans. Its
gearing level post Rights will improve to 34.3% from 41.1% (end Sep'13
status).

Cash - Closing Status 22 November
Invested into Duty Free 6 lots in this week under Cash portfolio but divested away 1 lot in the same week for $13 nett gain so, remaining total holding now at 5 lots. For its 2Q2014 financial results, revenue -1.3%, profit -65.5%. Profit lowered mainly due to decrease in revenue, higher net foreign exchange loss and rental of premises of RM5.9 mil and RM 3.0 mil respectively. To improve operational efficiency, in this week it announced internal reorganization exercise and disposal of its shareholding in its so called Border Town and airport businesses and Down Town businesses which scheduled to be completed within current financial year.
Added K-Green Trust 1 lot in this week but have decided to divest it all (2 lots) away in the same week for a small nett gain of $14 as part of usual portfolio re-balancing. For its 3Q2013 financial results revenue was flat versus last year; profit +7.4%. It is quite a defensive stock as all three assets in its portfolio have long-term concession agreements with NEA and PUB. Senoko Trust and Tuas DBOO Trust derive most of their income from capacity payments, which offer a stable source of income with little correlation to economic or demographic fluctuations. Ula Pandan Tust's income is derived in equal parts from availability payments and from NEWater output payments. Its current businesses have been locally based so far. Looking forward for it to spread its wings to Asia Pacific and Europe soon.
Sold away Ascott Reit 200 rights shares for $40 proceeds. Purposes of rights issue are to pay down its debt, to fund capex and AEI and for general corporate and working capital uses. The increase in its debt headroom as a result of reduced borrowings will enhance its flexibility in pursuing potential acquisitions and at the same time improve its competitive positioning in the market via AEI plans. Its gearing level post Rights will improve to 34.3% from 41.1% (end Sep'13 status).
Reduced HPH Trust 1 lot in this week as part of usual portfolio re-balancing and to lock-in profit; total holding in it now at 3 lots. Attractive valuation after recent share price correction. Its 3Q2013 financial results did not go well with investors but l do not think it is justified. Its 3Q2013 revenue and profit was +1% and -2% respectively versus last year <--- flat results. A flat financial results is quite admirable when the world economy is still in turmoil and in spite of the depressed shipping industry which continue to stall freight rate recovery at the moment. It is in Net Current Liabilities status as of end Sept'13 but overall still at Net Assets status; due to timing of US$3.6 billion term loan facility agreement for the refinancing of the existing facilities which was signed in late Sept'13. It is still in free cash flow status. Higher profit from new acquired Yantian container terminals was partially offset by lower profit in Hongkong international terminals.
Invested into Chosen Holdings 8 lots in this week but have decided to book a $67 nett gain after divested it all away within the same week. For its full year financial 2013, revenue was flat mainly due to weak orders for its data media storage product from the Singapore operation and lower orders for printing and imaging and communication product from its Malaysia operation; which was offset by strong orders for its Thailand operation's communication products and the China operation's automotive and printing and imaging products. Profit -17.7%. Gross margin declined from 8.0% to 4.5% due mainly to losses incurred by the Singapore operation as a result of lower sales of its higher value-added products. Lower other income because of a one-time insurance claim received (of $2.8 mil) in respect of the flood affecting the Thailand operation in the previous year. It pays dividend in every financial years; dividend rate of $0.0066 was paid for its last three financial years; lowest dividend rate of $0.005 in financial year 2009 and highest dividend rate of $0.0139 in financial year 2010. Its NAV was at 22.91 cents as of end June'13 versus its last traded price in this week at 12.00 cents.
Re-invested into Singapore Shipping Corp (SSC) 1 lot in this week after having divested it all away in the previous week. The acquired agency and logistics business completed in April is almost god-send as SSC existing business segment of ship owning and management will be quite soft in FY2014. One ship reaching its end of charter and economic useful life by end of 2013 and two ships going into dry docking so a reduction in income from the ship owning segment. However, the newly acquired business can more than make up for the shortfall in the ship owning business. For its 2Q2014 financial results, revenue +72.4%, profit -19.4% due to an insurance related recovery of approximately $1 mil in the previous year, higher exchange gain in the previous year, higher corporate costs and taxation in current financial year as incurred by the newly acquired agency and logistics businesses. Bank borrowing decreased due to monthly instalment repayment. On 8 Oct'13 its subsidiary company has signed an agreement to purchase a 10 year old pure car and truck carrier, which will be chartered out immediately upon purchase completion in 2Q2015.
Invested into GRP Ltd 11 lots in this week under Cash portfolio. For its 2013 financial results, revenue -2.3% mainly due to lower non recurring projects completed in last year for its Measuring Instrument segment which also impacted profit. Profit -30.3%. Lower other income due to one time gain for the disposal of its China subsidiary in 2012. It recently did a rights cum warrants issue for the required funding to develop and manage properties in Myanmar.
Divested Tee International 15 lots in this week under Cash portfolio for a nett gain of $52 but added back 8 lots of it so total holding in it now at 17 lots. It delivered mix financial results for 1Q2014; revenue +ve 24% driven by ongoing and completed engineering projects and profit -ve 62% due to higher administrative expenses and higher opex. Higher administrative expenses was due to one off bonus payment to employees and higher staff costs and headcount in line with its business and operations expansion. Giving extra bonuses is a good thing to do as it motivates employees which is in recognition of their hard works. Higher opex due to unrealized forex losses that resulted from the depreciation of the MYR against the SGD. It is in net cash used at the moment mainly due to cash received from receivables net off payment to trade payables, interest and income tax expenses and decrease in development properties. Its chief executive & managing director, Mr Phua has 51% shareholding in Tee Intl as shown in the 2013 annual report so one can be well assured that he will run this company with very much more care and growing it at the same time. Recently, it has signed an MOU with Loxley Public Company, a public company listed on the Stock Exchange of Thailand to explore opportunities in renewable energy business and related activities in the Indochina region - Myanmar, Laos DPR, Vietnam, Thailand and Cambodia.

Added Sabana Reit
2 lots right after it announced a successful private placement in this
week. So my total holding in it now at 3 lots under my Cash portfolio. An advance distribution of $0.022 was declared which is expiring
on 19 Sept. Depending on how its share price perform next week, l will
probably do a partial divestment for a nett profit better than bank savings rate
(of say, 0.8%) hopefully before its XD date; otherwise l will have to
keep it for 8.5% dividend yield per year.
Sold away Rickmers Maritime 18 lots in this week for $64 nett profit or 1.3% returns after three weeks of holding in it. My original exit selling price was for another $0.05 and l have been in the sell queue for almost three weeks doing so. Finally, l have decided to settle for an easier exit selling price and immediately since then l have been in the buy queue for one week now for a re-investment.
With first dividend payment only to happen around March 2014, l have sold away OUE HTrust 1 lot for $16 nett gain or 1.8% returns. Will re-invest into it at lower price level or during its dividend payment time.
Received the following dividends in this week for my Cash portfolio :-
$114.00 Far East HTrust
After one week's of investment into CapitaCommercial Trust 1 lot, l have sold it away for $28 nett gain or 2.2% returns. Will consider taking a small investment into it again when its share price weakens.
Divested CapitaRetail Trust 1 lot for $18 nett gain or 1.3% returns. Even though it is a small realized gain but l am happy with it as it's a short investment duration of one week. As with any divestments, it will make available more funds for next investment opportunity.
Added Cache Logistics 6 lots under Cash portfolio in this week. It is now my 3rd largest holding at 12% of total Cash portfolio and my total holding in it now at 8 lots. In just one week of investment into the additional 6 lots, l got poorer by 1.4% (over my investment costs in it) or -$96. If l am stuck with this investment (of 8 lots total holding) then l can expect getting 7.2% dividend yield per year.
Increase my position in Asian Pay TV 1 lot in this week so l have total holding of 5 lots now. It is now at its lowest share price level since IPO (on 29 May'13). l will continue to accumulate at lower share price levels. At the moment, l can expect 10.4% dividend yield for my 5 lots holding in it.
Reduced Ascott Reit 1 lot in this week. So my total holding in it now back to 1 lot. For this divestment (under one week of investment duration) l have achieved $34 nett gain or 2.8% returns. At Friday's close, its share price is only $0.03 away from its 52 weeks low. Will try to re-enter into it, soon.

Divested away AIMS AMP Industrial Reit
1 lot in this week under Cash portfolio for a $28 nett gain after 1 week of investment into it. Assuming that its next dividend rate same as last year at $0.025 and payment date around 20 Dec so the $28 nett gain was slightly higher than the expected dividend amount ---> 1 lot x dividend rate $0.025 x 1.11 times. And l have already collected the dividends in advance by almost four months and also l can re-use the proceeds for other investment opportunity.
Added Ascott Reit 1 lot in this week. So my total holding in it now at 2 lots. Based on my investment costs in it l can expect a 6.9% dividend yield if l am really stuck with my investment in it.
Donated $25 to Equal Ark in this week
My investment increased in Far East Hospitality Trust 1 lot so l have total holding of 7 lots now. Based on my investment cost in it l can expect 6.0% (based on run rate) of annual dividend from it. This Trust is all-Singapore based hotels and serviced residences so it will be interesting to see how well it can withstand the ongoing adverse micro and macro events locally and globally.
Re-invested into First Reit 1 lot in this week under Cash portfolio after having divested it away in the previous week with nett gain higher than the forecasted dividend payment in Nov'13. I did the same for this week. I have divested my 1 lot holding in the same week for $25 nett gain versus expected dividend payment in Nov'13 of $17 (1 lot x dividend rate $0.0168). So l have collected its dividend in advance by three months and at a higher amount too. It is very important to set an exit selling price and l have attained peace of mind with my stock investment.
Invested into K-Green Trust 1 lot in this week and it comes with an annual dividend yield of 7.7% based on my investment costs in it. Its current businesses have been locally based so far. Having gut feeling that it will spread its wings to Asia Pacific and Europe soon. It will be confirmed once there is new company incorporation.
Received the following dividends in this week for my Cash portfolio :-
$40.81 Ascott Reit
$42.94 Cache Logistics
$108.20 CDL Hospitality Trusts
$39.40 Keppel Reit
$112.45 Suntec Reit
It must have been hasty move when l have invested into KrisEnergy 2 lots in this week without further verifying on its potential dividend payout; which l later found out that they do not have intention to pay any dividend. l was lucky to have been able to divest it away for a $38 nett gain. I am not into trading or speculation and also not so keen with growth stock so l am depending on reasonably good dividend stock.
Added Mapletree Industrial 1 lot under Cash portfolio for this week so l have total holding of 2 lots of it now. In its recent 1Q2014 results, it reported higher distributable income which was higher by 9% versus year ago because of higher rental rates secured across all its property segments and achieving higher occupancies. Based on my investment costs in it l will be getting dividend yield 7.1% per year.
Invested into OUE HTrust 1 lot. Using dividend rate $0.0477 ( for 9 months financial) from its IPO prospectus and based on my investment costs in it so l can expect annual dividend yield of promising an annual dividend yield of 7.4%. First dividend payment will happen some time March 2014. l am eyeing an advance dividend from it, probably using a few round of investments and divestments.
To diversify further, for this week under Cash portfolio l have invested into Perennial China Retail Trust 2 lots. If l hold it for long term then l can expect 7.5% dividend yield per year based on my investment costs in it.
I am not sure whether it was a risky decision when l have invested into Sabana Reit 1 lot in this week. At the moment there is no new development yet on the four master leases expiring in Nov'13. I am hoping that it will not materially affecting my expectation of 8.2% dividend yield per year based on my investment costs in it.
Allocated a small investment funds into Sin Ghee Huat 2 lots in this week. My total holding in it now at 3 lots. It reported poorer results versus year ago recently but l will not be worrying so much of it. Its business served five segments :- marine and shipbuilding, oil and gas and petrochemicals, building and construction, machining and processing, and trading and others so there will always be opportunities out there for it. I am eyeing an advance dividends from it as l have already set an exit selling price for it.

This week for my Cash portfolio l have invested into Kingsmen Creatives 1 lot. Its revenue for 1str quarter results was lower than in 2012 but its gross profit margin at 30.7% was above 2012 full year (25%) and 1Q2012 (27.2%) so it is playing its sales mix well here which contributed positively to its profit. Profit was also higher because of dividend income from other investment income in 1Q2013; not sure whether this is a one-time item? Its associated companies also contributed positively to its profit.
Invested into Keppel Reit 1 lot in this week under Cash portfolio. Its 1Q2013 results was okay. It recently increased its exposure into Australia so l am not really sure whether that country's almost shaky economy condition would worsen further which could impact Keppel Reit's results. So, l am not likely to increase my investment in it beyond 1 lot.
Got myself Cache Logistics 1 lot in this week. Good results for 1Q2013. No logistics warehouse (properties) renewal risk in 2013 as all expiring leases have been renewed. Will increase my investment in it should its share price weakens much further.
The final Reit counter l have invested under Cash portfolio in this week was Ascott Reit 1 lot. Nothing particularly special of Ascott Reit as l am just eyeing for a dividend yield which is higher than bank interest rate just in case its share price going lower further and l am stuck with it.
I took up a small position in UMS 2 lots in this week. Amazingly it still able to withstand current stock market rout as its share price did not move down like every other "active" counters. So, l will continue to collect more of it in the coming days and weeks. UMS has one of the highest dividend yield around at the moment of around 10%! Probably it is still a good problem to have when one day its share price ever giving way and l am stuck with it.
I did partial divestment on SingPost 10 lots at different price levels which was bought in the previous week for a nett gain of $207. As its share price was pressured down again subsequently so l have re-invested 9 lots in it at different share price levels. So my total holding of SingPost at 14 lots now. At the moment SingPost is having CD status so selling pressure on it will slowly die down.

I have Ascott Reit 7 lots under my CPF portfolio which l have invested into it two weeks ago but it suffered the same fate as in my SRS portfolio , short-lived! In this week l have decided to sell it all away for a small profit. Blame it on the erratic stock market movement. There were some investment gurus in the US warning of overheated markets. So l was thinking of letting Ascott Reit go now for a small profit and to re-invest into it at lower price level.
Being not immune to stock market ups and downs is telling me that l have a long way to go in my investing journey. l must learn to overcoming it as l do not want to keep shortchanging myself and not really reaping the rewards for the time put into the review works for investments and re-investments.

Luckily the $1k penalty charge is waived. Applying the oversold 1lot cost of $1310.66 against the the proceed of $1215.79 so l ended up with a nett loss of $94.87. Oh man, this is really a waste of my money. Any take away lesson? I was hoping that silly mistake like this one on SingPost whereby l have entered an incorrect selling quantity can be avoided but l am just like a magnet attracting all these unwelcome silly mistakes every now and then.
For my CPF portfolio this week l have bought Ascott Reit 7 lots. l see huge growth potential in Ascott Reit. As Europe economy is still in shambles, it is making use of this time frame to do some asset enhancements works there. I have recently invested into Ascott Reit under SRS portfolio but l have sold it all away within the same week as l have seen a consistent huge sell volume at $1.42 price level back then and l do not know the reason behind it. In the immediate following Monday Ascott announced that there is a private placement to raise funds for growth opportunities; the private placement was successful at a discount price at $1.305. Innocent and normal (retail) investor will not have access info to this private placement at a discount price. Take away lesson is that there have been a consistent sell volume at a particular selling price level before and after Ascott announced a good set of financial results and declared a higher dividend rate so, something is really amiss and hence there is need to be on constant alert and not be overly relying on fundamentals or charts.

For my SRS portfolio this week l have also invested into Ascott Reit 7 lots. Before announcement of its full year results there was a large sell volume at $1.42 price level. And it is still the same large sell volume at $1.42 price level even after Ascott announced a good set of results in this week. This is probably noises which l should really ignore but the uncomfortable feeling of this weird situation kept buzzing in my mind that l have finally decided to sell it away in this same week.
Portfolio walk since previous posting :-
+$4,789 Total Returns as of 18 Jan
+$36 Gain on sales of Ascott Reit
+$371 Unrealised positions improved
+$5,196 Total Returns as of 25 Jan

Right Reit l Like - 17 Feb
Money is always not enough so it must be used to work hardest so as to generate highest returns. Assuming that l have $10k of funds and my focus is Reit and business trust; and also investment horizon timeline is important - one to two months or less than 6 months. Because of short investment timeline prference, l will not be looking at annual dividend payout rate.
From the table and for Reit with ex-dividend date in the next one to two months, the top five value for money Reits are Frasers Comm, CapitaRetail China, MIIF, First Reit and Suntec Reit.
For longer ex-dividend dates, l would go for Ascendas India, Ascott Reit, K-Reit, Saizen Reit and Sabana Reit as these are expected to generate much higher returns versus popular Reit stocks, as an example on LippoMalls, Cache Logistics, Cambridge Industrial, K-Green, CitySpring and others.
So, this table goes to show that with a available funds of $10k, l can get say, Cambridge 19 lots and its dividend amount of $190 versus say, Sabana Reit 10 lots which generates dividend amount of $304. Both stocks are having ex-dividend dates in May month. A loyal investor on Cambridge would loose out to a cyclical investor who would have selected Sabana instead.
The ranking will not be static as older ex-dividend dates will become obsolete as newer dates will then be assumed and their re-ranking is required. As all stocks prices have gone up by a lot in recent weeks then its probably unwise to rush in to buy my favorite counters. There is "plenty" of time till ex-dividend dates in March and if this is missed, ex-dividend dates in April and future months can be targeted.
If stock prices are lowered (or gone up) then l can buy more (or less) and this will directly affecting the dividend amount and its yield. If the overall stock market is in a bull run but not supported by a bullish economy then there is no reason to drool over the high dividend amount and buying into the high dividend yield stock immediately. Just Do It is not suppose to work this way.
Reit stocks are popular as passive income source but they can be leveraged for an even bigger and better returns. It is better not be overly sentimental on certain Reit stocks but be always ready to consider other Reit stocks. Thinking of only the same and certain Reit stocks are god-send is not a wise decision. Even research houses do not always have the same stock pick within the same industry (hospitality, industrial, office, retail, etc.).

Ascott - no Reit listing in Malaysia
CapitaLand's Ascott denies it's considering a REIT listing in Malaysia
KUALA LUMPUR -(Dow Jones)- The hospitality unit of CapitaLand Ltd. (C31.SG), The Ascott Ltd., said Friday it isn't looking to list a real estate investment trust in Malaysia.
The comment comes after the New Straits Times reported Wednesday that Ascott may group its Malaysian assets and list them on the local stock exchange. The report cited Ascott's regional manager for Singapore and Malaysia, Tan Boon Khai.
The report also said Ascott was considering placing those assets with Singapore-listed Ascott Residence Trust (A68U.SG), and cited Tan as saying "we are still looking at a REIT in Malaysia but the current market is not conducive for us to launch one now."
Ascott Residence Trust has the right of first refusal to acquire Ascott's "operating serviced residences in Pan-Asia and Europe and this includes our operating serviced residences in Malaysia," the company said Friday.

Ascott to create a Reit in Malaysia
news source :-
Malaysia Business Times
The Ascott Ltd, the world’s largest serviced residence owner-operator, may group its assets in Malaysia and float them on the local bourse.
It may also inject the assets into Ascott Residence Trust (ART), a real estate investment trust (REIT) listed in Singapore to expand the REIT to generate more income for shareholders, said a key official.
“We are toying with several options now. We are still looking at a REIT in Malaysia but the current market is not conducive for us to launch one now,” said Ascott regional general manager for Singapore and Malaysia, Tan Boon Khai.
Singapore-based Ascott, the hospitality arm of CapitaLand Ltd, is the largest international serviced residence operator in Malaysia.
It currently owns and manages Ascott Kuala Lumpur, Somerset Seri Bukit Ceylon and Somerset Ampang.
It also manages Marc Service Suites and Tiffani by i-Zen for their owners.
Over the next five years, Ascott will manage five more properties for third parties, which are under construction. They are Ascott Sentral Kuala Lumpur, Citadines Uplands Kuching, Citadines D’Pulze Cyberjaya, Somerset Puteri Harbour and Somerset Uptown Damansara.
“We were looking at a REIT in Malaysia a few years ago but then crisis hit in 2009. We are bullish on the market but we need to identify our assets. A REIT has to be worth over RM1 billion,” Tan told Business Times.
“Ascott is also expanding ART. If needed, we could also inject the assets in Malaysia into the REIT. There is nothing on the table yet,” he said.
ART is world’s first pan-Asian serviced residence
real estate investment trust, which was listed in March 2006.
The REIT has more than tripled to about S$2.7 billion (RM6.6 billion) since its listing.
It has a portfolio of more than 60 properties in Asia Pacific and Europe.
ART is managed by Ascott Residence Trust Management Ltd, a wholly-owned unit of The Ascott and an indirect wholly-owned subsidiary of CapitaLand.
Its serviced residences are operated under the Ascott, Citadines and Somerset brands and are located in key gateway cities like Beijing, Shanghai, Singapore, Tokyo, London, Paris, Ho Chi Minh City, Jakarta, Manila, Melbourne and Perth.
